Most commercial low-slope roofs use one of a handful of system types: single-ply membranes like TPO, PVC, and EPDM; multi-ply systems like modified bitumen and built-up roofing (BUR); standing-seam metal; or a fluid-applied restoration coating over an existing roof. Each is built from a specific set of materials, and each fits certain buildings and priorities better than others.

What we do provide is the framework for evaluating a contractor yourself: licensing and insurance verification, manufacturer certification, warranty terms, and the questions worth asking before you sign anything.

There is no single best system — it depends on the building and priorities. TPO tends to win on energy efficiency and upfront cost, EPDM on flexibility and long-term track record, PVC on chemical resistance, and metal on maximum lifespan. It depends heavily on the system and maintenance. TPO and EPDM typically run 20–25+ years, modified bitumen 15–30 years, PVC 20–30 years, and metal systems 40–70+ years — with quality of installation and ongoing maintenance affecting real-world results as much as the material itself.
All three are single-ply membranes, but they differ in composition and strengths: TPO is a reflective, heat-welded plastic sheeting valued for energy efficiency and cost; PVC is also heat-welded but adds strong chemical and grease resistance; EPDM is an adhesive-seamed synthetic rubber valued for flexibility and the longest field-proven track record.
